August 2025 La Crosse County Real Estate Market Update: A Shifting Summer Market

August 2025 Market Overview

The La Crosse County real estate market is beginning to show signs of a seasonal shift as we transition from the busy summer months into the fall market. August brought 114 new listings, an 11% decrease compared to August of last year. The median sale price settled at $314,000, representing a 1.8% year-over-year decrease, while homes continued to move quickly with a median of just 7 days on market.

While the market remains active, the frenzied pace of past years has slowed, giving both buyers and sellers a new landscape to navigate. Here’s what the latest data means for you.

For Sellers: Setting the Right Expectations

This summer’s market feels very different from the highly competitive environment of recent years. In August, each listing received an average of 1.8 offers, and only 47% of new listings saw multiple offers. Last year, bidding wars were far more common, with many homes drawing numerous competing offers within days.

Looking deeper into the data:

  • 46% of offers came in over the list price

  • 36% were at list price

  • 18% came in below list price

Homes are still selling quickly, with an average of 5 days on market, but showing activity is down, averaging 10 showings per listing this month, compared to the 20+ showings we often saw last year.

Why This Matters for Sellers

The biggest takeaway for sellers is the importance of preparation, pricing, and presentation. While homes are moving, not every property will automatically receive multiple offers or escalate into a bidding war. The market is still healthy, but buyers have more breathing room to make thoughtful decisions.

If you’ve noticed that the activity feels slower, you’re not alone—this is a county-wide trend. The good news? Historically, activity picks back up between now and Thanksgiving as buyers make a final push to move before winter weather sets in. If you’re thinking of selling, now is the perfect time to:

Positioning your home correctly now could mean a smoother sale before the holiday season.

For Buyers: Winning with Strong Offers

While homes are moving quickly, buyers have a slightly less competitive environment than last year. The data shows that strong offers are still essential, but “strong” doesn’t always mean simply offering the highest price.

In August, 53% of accepted offers included an inspection contingency. This indicates that while some buyers are waiving inspections to stand out, it’s far from the norm. Many successful offers included inspections, showing that clean, balanced terms can make your offer attractive without taking on unnecessary risk.

What Buyers Should Focus On

The key for buyers is to bring a complete, competitive offer package to the table. This includes:

  • A realistic purchase price based on recent comparable sales.

  • Thoughtful terms, such as flexible closing dates or including reasonable contingencies.

  • Clear communication between your Realtor and the seller’s agent to demonstrate seriousness and reliability.

Buyers should also be prepared for homes to move quickly. With a median of just 7 days on market, there’s little time to hesitate once you find a property you love. Having pre-approval ready and knowing your must-haves versus nice-to-haves can help you act decisively when the right home comes along.

The Bigger Picture: Where the Market is Heading

The La Crosse County market remains strong, even as it transitions into a more balanced environment. For sellers, this means it’s still a great time to list, provided expectations are realistic and preparation is top-notch. For buyers, it’s an opportunity to enter the market with slightly less pressure and more room to negotiate terms that work for everyone.

Historically, the fall market sees a burst of activity before things quiet down for the holidays. Whether you’re buying or selling, now is the time to work with a trusted real estate professional to position yourself for success.

Bottom Line

  • New listings are down, but homes are still selling fast.

  • Nearly half of all offers are over asking, showing strong demand remains.

  • Buyers don’t always need to waive inspections to win, but they must be ready to act quickly.

  • Sellers should focus on pricing strategically and presenting their home beautifully to capture today’s buyers.
