February brought meaningful momentum to the La Crosse County housing market. Inventory increased compared to last year, buyer activity remained strong, and well-prepared homes continued to move quickly — often with competitive offers.

February showed a noticeable increase in competition across La Crosse County.

Sixty-six percent of new listings received multiple offers, with an average of 2.3 offers per listing. Showing activity increased to an average of 10 showings per home, and properties moved quickly, with a median of just 4 days on market (4.9 average days).

Of the offers written:

  • 78% were above list price

  • 7% were at list price

  • 14% were below list price

This tells us buyers are coming in decisively — especially on homes that are priced strategically and presented well from day one.

We are also seeing buyers strengthen their offers in creative ways. A significant portion of accepted offers did not include an inspection contingency, signaling how competitive certain price points remain.

For sellers, the takeaway is clear:
Demand is active, but preparation still matters. The homes generating strong attention are the ones that enter the market positioned correctly — with accurate pricing, thoughtful staging, professional photography, and a clear launch strategy.

With inventory rising compared to last year, sellers who want maximum leverage should focus on preparation and presentation. The market rewards the homes that are ready.

Competition remains strong in La Crosse County — particularly for well-priced homes in desirable neighborhoods.

Sixty-six percent of listings received multiple offers, and the majority of those offers were written above list price. Speed matters, with many homes going under contract in under a week.

One of the most notable trends this month was the structure of offers. Fifty-eight percent of offers did not include an inspection contingency, showing that many buyers are adjusting terms to remain competitive. Buyer agent compensation leaned heavily toward 2.4 percent, with 78 percent of offers written at that amount — reinforcing the importance of understanding compensation structure before you begin shopping.

For buyers, preparation is everything.

  • Understanding your comfort level with contingencies

  • Knowing your compensation agreement

The median sale price in February reached $326,000, reflecting an 8.9% increase compared to February 2025.

That continued appreciation reinforces what we’ve seen over the past several years: La Crosse County remains a strong and desirable housing market. Limited inventory combined with consistent buyer demand continues to support home values.

With 31% more listings than last February, we’re beginning to see early signs of spring inventory building. While we are not in a balanced market yet, increased options are welcome news for buyers — and healthy for overall market stability.

We expect activity to continue building in the coming weeks.

Spring traditionally brings more listings to market across La Crosse, Onalaska, Holmen, West Salem, and surrounding communities. February’s 30% increase in listings compared to last year may signal that sellers are feeling more confident entering the market.
